Preparing your home for sale. The Dining Room

If you enjoying entertaining friends and guests or like to sit down with the family around a dining room table, a dining room may be an essential room in your home.
For many people a dining room is about a lifestyle choice for other’s it’s essential. Some people want to dine in the kitchen, others enjoy having tv dinners. The point is we are all different.
I value homes every day. When clients don’t have a dining room, I try to identify a space where a potential buyer can eat, quite often in the kitchen or a small table in the lounge. It may be as simple as bisto table or a breakfast bar. Rememeber not all homes offer that extra reception room. However if you do have a dining room, you really can score points.
Take a look at dining room. How do you use it? Do you actually dine there or do you just pile things on the table and use it as large corridor, a place you walk through to get to the kitchen? How can you use this space better? How can you stage it show the room off as useable space to your buyer?
I often recommend that buyers dress the dining room table. Pull it away from the wall. Show there is space to walk around out. There’s no need to go as far as getting out the best crockery, but why not add colour to the room with a nice table runner and a great centre piece. Dress the walls with some nice pictures, maybe use a large mirror to reflect the light around the home. Rugs can add colour and add a warmth to the room.
Of course there are other possibilities with your dining room. If you have the space to dine in the kitchen, why not show your 2nd reception as a 2nd sitting room? If you have children it could be the family room, allowing the main lounge to have a more grown up feel. I have seen dining rooms used as music rooms. I have seen them used as multi functunional rooms.
The main thought is this. Give your dining room / 2nd reception an idenity. De-clutter it. Show it in it’s best light. Make sure your decor is in great order. All buyers like extra living space. Make the most of it.
