How to get the best price for your home

Do you want the best price for your home?
Most people when selling their home want the best price for their property. It’s a fact. It’s also human nature. I hear people’s various reasons for wanting the most for their home from clearing debt’s, needing £x to move on or their explanation of just how much they spent on it and basically they want to recoup as much as possible.
I listen. I look around their home. I advise. I’d like to share my advise with you. This blog was inspired from being asked this question yesterday
What’s a property worth?
A property is truly worth what will someone pay for it. Buyers are still savvy. They can research online and see exactly what your neighbours home sold for. Unless you have extended your property or are rather different, a buyer will compare you to this. Buyers will also compare you to other properties for sale. To maximise your home’s value, you need to make it more desirable. It needs to stand out.
Making your home more desirable
Take a look at your home. How can you make it more desirable?
The first step has to be the kerb appeal. I have blogged on this before. Stand back from your front door and look at your house. What do you see? Dead plants in your winter garden? An overgrown hedge that needs trimming back? Even if your home is straight off the street, there are things you can do. Why not paint you door? I often recommend new door furniture. Dress you entrance. Often something simple like flowers on windowsill can make all the difference.
We all have clutter. Clutter which is personal ( think family photo’s, heirlooms, ornaments etc…). We have work clutter ( think of the home office full of books and paperwork) and we have hobby clutter ( thinks art, crafts, sporting items ). Clutter needs to go. It needs to find a new home. I’m a great believer of boxing up as much as possible now.
Finish odd jobs
If there are jobs that are still needing doing in your home, fix them before your home goes up for sale. If you don’t you are giving a buyer a reason to try to knock your home’s value down! Touch up the paintwork, clean the carpets too if needed!
Dress your home for sale
Have you thought about dressing your home for sale? This is nothing drastic. I’m talking fresh bedding, a throw and plump cushions. Maybe a few pictures on the wall. A fruit bowl on the kitchen work surface or an open cookbook. Matching towels in the bathroom and some posh looking bathroom goodies. A coordinated kitchen, a welcoming lounge. Leave side lamps on for viewings. If you have a fire why not light it?
Did you know that vanilla is the smell of luxury. Many high-end retail shops use it to entice customers. Why not purchase a vanilla plug-in. Give your home that smell of luxury too!
Basically what I am trying to say, is to get the price for your home, you need to look and offer the best within your direct competition. This can easily be achieved by just following a few simple tips.
