The client was switching agents having been up for sale with another agent for over 2 months. They were concerned that only 2 people had viewed the house and felt the fact that their current agent often did not answer the phone was a problem. We were concerned about the staging of the home and the quality of the photos.
Our solution was simple. Enhanced marketing and much brighter clearer photos that showed off the rooms. Space was an issue to this family now they had a baby girl and it showed. We had them box items they no longer needed and clear away items from the tops of cupboards. By putting the lights on the house appeared brighter. We also lit the wood-burner stove to create a warming ambience on the photos.
We spoke to the buyers we knew were looking for our applicant database. We promoted the property on both Zoopla, Rightmove and in local press. We also ran a social media campaign to ensure we covered all bases. The property sold to a first time buyer 5 days later. The family had already seen a house they wished to purchase so accepted an offer at 96% of the asking price. The sale completed 7 weeks later enabling our clients to start the next chapter of lives.
