Welcome to the third of our case studies series of articles. This week we wanted to show you a property which was struggling to sell with another estate agent. We’ve chosen this one for all of those out there who are feeling a tad despondent in the hope we can show you that a few small tweaks can make a huge difference.

Reason for sale Upsizing as they now had a toddler and needed an extra bedroom.
The client was changing agents having been up for sale with another agent for over 12 weeks. They had chosen an agent who was out of the city centre based upon the low fixed they were offering. Sadly they had no viewings at all. They were tied to a 12 week contract so couldn’t change agents beforehand without paying an exit fee.
The house was beautiful and offered far more than the photos indicated. It had an amazing conservatory which was open plan to the diner kitchen. In their previous marketing it failed to really show this off. The previous agents photos failed to capture the greenery around and whilst they had “de-cluttered” the kitchen, it now looked too bare and empty. We made several suggestions. It was all very simple stuff, in fact they didn’t have to spend any money changing anything. We made sure our photos captured what their home was about. Little differences like a blue sky on the brochure made the home looking more enticing. We also offered a more enhanced marketing package than they currently had, something which is available to all JDG clients.
We generated 4 viewings in the first 2 weeks of marketing. Two viewings were from our database of registered house hunters. The gentleman that bought it however saw it initially on our website. A sale was agreed just 2 weeks later. This enabled our client to move on and purchase their next dream home!
