The vendor had been on the market with their first agent for 12 weeks and then for a further 18 weeks with their second agent. The vendor was feeling frustrated as she needed to find a bigger property for her family. We agreed to take the property on at the same price as the previous agent as we felt the market was improving now the better was here.
We took a pro active approach to the marketing of the property and spoke to buyers on our applicant database to generate interest. We prepared an in-depth brochure with excellent photographs and the property was advertised on both Rightmove and Zoopla as well as on social media.
The vendor accepted an offer within 4 weeks to a first time buyer, however, the buyer sadly changed their mind due to personal reasons . We immediately put the property back on the market and again contacted buyers on our database. We managed to get the vendor another offer accepted in 18 days at 95.8% of the asking price. The vendor found a house they wished to purchase straight away and the sale completed 7 weeks later. Everybody was happy!
