Cooking hearty stews and keeping warm in front of the wood burning stove.  Thick rugs which are soft under foot and rich coloured tactile fabrics.  I also love it because if you get it right, autumn is the 2nd best time of year to sell your home.  Families are back from the summer breaks and the kids are back at school.  We have a couple of months of calm before Christmas is upon us!

Summer months conjure up images of sitting out in the garden and enjoying a barbecue.  Viewings often focus around your outside space however come the autumn that focus moves on.  The weather is cooler, often dull and rainy.  Think now instead of a cosy lounge with a roaring fire.  Think of thick cosy rugs…

Bring Back that holiday look!

The holidays are here.  Many of us are jetting off to warmer climates stopping in luxury hotels and holiday villas.  From our holiday we post photo’s of our accommodation, the blue skies, the beautiful flowers, the dinners we enjoy in fab restaurants online.  We do it in hope our friends interact with us, liking our posts and telling us how fab it all looks.

We all want our holidays to be perfect.  We spend so much time planning and saving for it.  Just like we do when we house hunt.  Many of the principles are similar.  Let’s pinch some of those ideas and inject that holiday feeling into our home!

5 Reasons your home might not be getting viewings

Is your home up for sale?  Are you getting frustrated by seeing other agents sold boards or reports that you read that the housing market is picking up? I f you are, you are not alone.  We’ve been talking recently to frustrated home owners across Lancaster and Morecambe who are struggling to sell. Thankfully these people aren’t up for sale with us, although we hope they soon will be.  I can tell you though the first to switch to us is under offer already, and in just 4 days!

We’ve sat down and analysed these home owners property details.  We’ve gone back to basics and looked at various elements.  Some people have been given job lists to do.  We’ve asked people to declutter.  Others to stage their garden.  One has a front door to paint.  Another is now re-grouting the bathroom and buying fresh white bedding.  There are all sorts of different reasons.  However here are just some common reasons as to why your home might be struggling to sell.

What do estate agents look for when carrying out a market appraisal of your home?

If you are thinking of moving home, you will need to get your home valued for sale.  At JDG Estate Agents we call these market appraisals.  We will look at the marketing price of your home and also the best way to advertise your home to the general public to ensure you get the best price.  Most home sellers will invite 3 estate agents and choose who they feel most confident with.

It is true when they say your home is your biggest asset.  It is what you have worked hard for.  Eventually it’s the inheritance you leave behind to your family.  I know this might sound morbid but it is true.  Today though it will dictate what you can afford to move on to.  Therefore you have a very important decision to make.  Don’t make this choice based on fee.  Base it on trust.  A friend and fellow estate agent once said ….

“The cheapest agent is not the one who charges the lowest fee, but the one who achieves the highest price”
